Special Assessment: $800.00 a year through 2023 (Billed January 1st and Due June 1st each year) 
Assessment began in June of 2020 and total assessment is $3,200.00  Final assessment is due June 1, 2023

What is Covered in Your Dues?

The monthly dues that are paid to the Association go towards the following:

  • Exterior maintenance of roofs, siding, painting, gutters
  • Management
  • HOA Master General Liability Insurance and D&O
  • Landscaping and care of the General Common Elements
  • Snow removal
  • General Common Element repairs
  • Legal and accounting fees

Personal/Owner Expenses:

  • Cooling units/HVAC/Swamp coolers: The owner of each unit OWNS the swamp cooler or HVAC system. Start up and winterization services of evaporative coolers are handled by each Owner.  All startup and winterization must be performed by a licensed and insured technician.  Each Owner must submit proof (a receipt) to Bray HOA after startup and winterization, each year.  Failure to do so shall result in fines.  Replacement of the HVAC or swamp cooler is the homeowner’s responsibility!
  • Windows; doors; patios; decks; balconies; screens
  • Personal homeowner's insurance
  • Water/Sewer/Trash.  Each owner is responsible for paying their own utilities
